The trades arrive here with nothing in the way

Kāneʻohe Bay sits behind the Mōkapu Peninsula and a barrier reef. Kailua Bay does not. Northeast trades cross open water and land on this shoreline at full strength, which is why Kailua Beach is where the island’s windsurfers and kiteboarders go, and why a Kailua house works hardest on its northeast and east elevations.

On a leeward house the enemy is sun. In Kailua it is repeated wetting. Wind-driven rain and salt spray land together on the same face, and the trades that deliver them are also the only thing drying that wall between showers. Paint fails from the substrate outward rather than chalking off the top, fasteners bleed rust through the finish, and seals at windows and doors on those two elevations give up years ahead of the sheltered sides of the same building.

Salt that arrives wet behaves differently from salt that settles

On a dry leeward plain, salt accumulates as a crust and sits. Salt carried into Kailua arrives dissolved in spray and rain, wets whatever it lands on, and keeps working. Hinges, gate latches, garage door springs, exterior light fittings, screen frames and deck fasteners corrode from behind their coatings rather than on top of them, so the first sign is usually a stain or a swollen blister in the paint rather than visible rust. Stainless or hot-dip galvanised hardware costs less than the joinery it holds together.

Sand underfoot, and fresh water on either side

The ground under most of Kailua town is old beach sand and coral rubble, not the red clay of the valleys. Groundwater sits close to the surface across those flats, and Kawainui Marsh on one side and Kaʻelepulu Pond on the other keep it there. What that produces is damp from below — post-and-pier crawl spaces that never dry out, slab edges wicking moisture into baseboards and bottom plates, doors binding in their frames through a wet week, and mildew returning to the same interior wall after every repaint. The fix is ventilation, drainage and a proper break at ground contact, not another coat of paint.

Maunawili is the exception inside the same ZIP code. Up the valley the ground turns to clay, the Koʻolau wall shades the house for part of the day, and the problem shifts from salt to standing shade damp and leaf litter.

Older stock, and what it is standing on

Kailua’s residential core went in largely between the 1940s and the 1960s, and the framing shows it. Single-wall construction, post-and-pier footings and original jalousie windows sit on the same street as 1960s tract houses in Enchanted Lake and Aikahi and as rebuilt slab-on-grade houses from the last twenty years. Formosan subterranean termites find the older end of that range readily: ground contact, damp sand and untreated framing are three of the things they need, and this corner of the island supplies all three. When a wall is already open for something else, the framing behind it gets looked at before it is closed up.

Ironwood litter is a drainage problem before it is a roof problem

The ironwoods along Kailua Beach and the mature canopy through Coconut Grove shed needle and leaf litter continuously rather than seasonally. That litter packs into gutters, roof valleys and downspout heads, holds water against fascia boards, and is a common reason a leak in a Kailua house turns out to be drainage rather than roofing. Clearing it is cheap. The fascia and soffit repair that follows a wet season of neglect is not.

Lanikai is its own access problem

Lanikai runs on a one-way loop of narrow residential streets, with hillside lots above it and oceanfront lots below. Parking, material delivery and ladder placement have to be worked out before the truck arrives, and the oceanfront row takes the most direct salt exposure anywhere in Kailua.
